Framing takeoffs from house plans, written your yard's way.

TallyStix is lumber takeoff software for lumber yards and their estimators. Send a house plan set as a PDF and get the framing takeoff back in your item codes and board lengths, in build order, ready to check and quote.

Every number shows where it came from.

A takeoff mixes three kinds of numbers. TallyStix keeps them apart, so your estimator can check each one.

The plans
Wall lengths and heights, door and window openings, roof slope and overhangs, spans, and the beam and header sizes the plans call out.
Your yard's rules
Stud spacing and how you count kings and jacks, header defaults, the lengths you stock, ZIP or OSB, which hangers, and the items you always add. Set up once.
Your estimator's answers
Anything the plans leave out or contradict, like a missing wall height or roof slope, or a wall that could be 2x4 or 2x6.

Your codes, your lengths, your build order.

Every yard writes a takeoff its own way. We set up your item codes, the lengths you stock and the order the frame goes up once, with your estimator. Every takeoff after that follows them, so each line matches an item your ERP already has.

Questions, not guesses.

When a plan leaves something out, like a wall height, a roof slope or a header size, TallyStix lists it as a question instead of guessing. Your estimator answers it, or checks it with the builder.

Your estimator stays in charge.

Your estimator checks every takeoff, can change any line, and sends the quote. Waste is your estimator's setting, added on top of the counts, never hidden inside them. TallyStix does the counting.

Checked against your own takeoffs first.

Before you rely on a TallyStix takeoff, we run it on plan sets your yard has already quoted and compare our lines with your estimator's, line by line. Every difference gets a reason: a misread we fix, or a yard rule we write down.

Garage plans first.

We start with garages. More building types follow once our garage takeoffs match the ones your estimator writes.

What a yard needs to start.

Your item list (an export from BisTrack, Spruce or Agility is fine), one working session with your estimator, and a few past plan sets with the takeoffs your yard wrote for them.

Lumber takeoff questions.

What is a lumber takeoff?

A lumber takeoff, also called a framing takeoff or lumber list, is the count of every stud, plate, header, joist, rafter, beam and sheet of sheathing a building needs, taken off its plans. Lumber yards write one for each plan set a builder sends, to quote the framing package.

Which plans can TallyStix read?

House plan sets in PDF, the way builders and designers send them: floor plans, elevations, sections and framing details. Plans drawn in CAD read best. We start with garages.

Does TallyStix use AI?

Yes, to read what is written on the plans: dimensions, labels and notes. The counts then follow your yard's written rules, so your estimator can see why every number is there.

How accurate is it?

We don't quote a number we haven't measured on your plans. During setup we compare our takeoffs with the ones your estimator wrote for the same plan sets, line by line, and show you the result before you rely on one.

Does it work with BisTrack, Spruce or Agility?

Each line uses your own item code, so it matches the items in your ERP. The takeoff comes as an Excel file and a PDF in build order. A direct quote import is on our list, starting with BisTrack.

What happens to our plans and takeoffs?

We use them to set up, run and check your takeoffs. They are never shown to another yard, a builder, or anyone outside TallyStix.
